Fake addresses

Lelani has been plagued by the installation of multiple unlawful letterboxes and the creation of fictitious addresses by a rogue lot owner, with apparent endorsement from Strata Choice. The owner of Lots 105 and 106 at 54 High Street has installed two letterboxes bearing false addresses. Both North Sydney Council and Australia Post have unequivocally confirmed that these addresses are not legitimate.

These fabricated addresses represent deliberate attempts by the owner of Lots 105 and 106 to unlawfully convert exclusive use common property areas into distinct, unauthorised addresses. According to the Lelani Strata Plan SP 8461, the only legally recognised addresses for these lots are:


• Lot 105: Suite 1/54 High Street, North Sydney, NSW 2060
• Lot 106: Suite 2/54 High Street, North Sydney, NSW 2060


Both lots already possess valid, official addresses—Suite 1 and Suite 2—located with the other letterboxes in the building’s front foyer.


These actions are not only illegal but also constitute a deliberate effort to privatise common property that is not designated as exclusive use, effectively appropriating property rights belonging to other lot owners. Moreover, the lot owner has exhibited a blatant disregard for property regulations by making unauthorised modifications to the existing letterboxes in the foyer area.


Strata Choice is fully aware of these unauthorised and fictitious addresses and has, alarmingly, supported their use. This stance is contrary to the best interests of all lot owners and undermines the integrity and governance of the strata community.
It is imperative that action be taken to rectify these breaches, restore lawful property boundaries, and uphold the rights of all lot owners within the Lelani strata scheme.

The owner of Lot 105 went to great lengths to illegally install a mailbox identical in shape and model, bearing a fake address number “901,” beneath the legitimate mailboxes at the entrance to Lelani. It is important to note that this owner already possesses a mailbox numbered “1.” This unauthorised installation violates the strata rules adhered to by all other lot owners.

The aftermarket letterbox for fake address ‘901’ was installed illegally on common property by the owner of Lot 105. Designed to look legitimate, it is affixed below the real mailboxes.

It is concerning that the strata manager, Strata Choice, has incorporated these fraudulent addresses and presented them as credible information in the financial reports for Lelani (SP 8461). This practice potentially implicates Strata Choice in the misappropriation of common property.

The repeated use of the fictitious 54A address in official reports by Strata Choice reflects a serious lapse in professional responsibility. Despite requests from lot owners in 2024 to adhere to the Strata Plan, Strata Choice has thus far declined to cease legitimising these fraudulent addresses.

Such are the efforts of this owner to legitimise these fictitious addresses that the signage in the utility/meter room has been altered, with the labels “Penthouse,” “901,” and “54A” added to the electrical meters associated with Lot 105/106.

Lot 105/106 has installed a fake address, “901,” in the common property stairwell, along with other unauthorised signage at Lelani. It is important to note that this area is non-exclusive common property, and the use of “No Trespassing” signs constitutes a breach of regulations and appears to be an attempt to intimidate other lot owners, who have every right to access the common property.

In North Sydney Council Development Application DA206/2023, the owner of Lot 105 persistently sought to formalise the common property rooftop structure as an exclusive address designated ‘901’. However, this rooftop structure is not recognised as a separate address and remains part of the common property. Prior approvals allowed residential use of the rooftop area in conjunction with Lot 105 but explicitly prohibited the creation of additional exclusive addresses or separate dwellings. The attempts to legitimise the rooftop structure as an independent address have been denied to ensure compliance with the original development consent, which restricts exclusive use to the approved residential studio area only and maintains rooftop access for communal maintenance purposes.
